Development of Avalon Springs began with a through assessment of all aspects of the land, the waters, and the existing structures and the history of the old Howard Hot Springs Resort.  The research phase for Avalon was completed between 2005 and 2007.

The Permaculture Master Plan, undertaken with the help of Exos Design and renown permaculture master Douglas Bullock, was created in 2007 to study the land and waters, including the microclimate data, soils testing, the flora and fauna, and the appropriate uses of different areas of the land.  Permaculture, put simply, is about witnessing the way nature is handling the land, and then using nature's own solutions to enhance and steward the land responsibly and productively.

The Historic Archaeology report, completed in 2007 by Charles Mobley, details the history of Howard Hot Springs resort, which was open for business on this land since the late 1800s, when a daily stagecoach brought visitors up from San Francisco.
